Best Bangkok Condos for Foreign Investors
· RealData picks
The Bangkok condo market has plenty of buildings that genuinely make sense for a foreigner — and plenty that influencers push despite being mostly hype. We pulled price, amenity, and transit data on 1,003 buildings and filtered for the two conditions that actually matter:
- Underpriced: Bubble Index below 100 (priced under the district median for $/m²)
- High amenity: Livability Score in the top tier — hospitals, schools, supermarkets within 1 km plus a nearby BTS/MRT station
The 8 buildings below score highest on a combined ranking. Click a name for the full RealData report — per-unit prices, 13-month trend, flood risk, nearby projects.
Note for foreign buyers: Thai law caps foreign ownership at 49% of the floor area in any single condo project. Confirm remaining quota with the project office or hipflat before committing.

- Central districts preferred (Pathum Wan / Vadhana / Bang Rak / Sathon)
Frequently asked questions
What is the 49% foreign quota for Bangkok condos?▾
Thai law (Condominium Act) caps foreign freehold ownership in any condo building at 49% of the total registered units. Once a building's quota is full, foreigners can only buy via Thai company structure or long-term leasehold (30+30+30 years). Popular expat buildings in Sukhumvit and Sathorn often have limited or zero remaining quota.
How does RealData identify the best Bangkok condos for foreign investors?▾
RealData combines two scores: (1) Bubble Index below 100 — the building is priced below its district's median per sqm; and (2) Livability Score in the top tier — a BTS or MRT station under 400m, hospitals, international schools, and supermarkets within 1km. The top 8 buildings by combined score are shown.
What is a good Livability Score for a Bangkok condo?▾
RealData's Livability Score (0–100) weights BTS/MRT proximity most heavily, then adds points for each hospital, international school, and supermarket within 1km. Scores above 70 indicate strong infrastructure access typical of central Bangkok. Scores above 85 are rare and usually found within 200m of a major interchange station like Asok, Phrom Phong, or Sala Daeng.
