Chon Buri Tops the Yield Table at 14.6% Gross

Chon Buri holds five of the highest gross yields in our current dataset, with the top building printing 14.55% — more than double the Bank of Thailand benchmark MRR of 7.1%. The spread across all five ranges from 5.53 to 7.45 percentage points, which is unusually wide for a coastal market where price inflation tends to compress returns. Entry prices span ฿1.34 M to ฿13 M, so the opportunity is not limited to one buyer profile.

  • Nirvana Place — yield-to-MRR spread+7.45 pp
  • Art on the Hill — avg sale price฿1,340,000
  • Art on the Hill — gross yield13.43%
  • Krisda Golden Condotel — avg monthly rent฿141,000
  • Southpoint — yield-to-MRR spread+5.53 pp

Where the Yield Is Coming From

Nirvana Place leads at 14.55% gross on an average sale price of ฿3.3 M and monthly rent of ฿40,000 — a mid-market entry with outsized rent relative to capital cost. Art on the Hill is the lowest-cost option at ฿1.34 M average sale price and still yields 13.43%, making it the clearest case for a leveraged position where financing costs are a primary concern.

Krisda Golden Condotel in Sattahip operates at a different scale — ฿13 M average sale price, ฿141,000 monthly rent — and still returns 13.02%. That consistency across price tiers suggests Chon Buri's rental demand is structurally broad rather than concentrated in one segment.

Spread vs. Mortgage Rate: The Real Signal

With the current MRR at 7.1%, all five buildings carry a gross-yield-to-MRR spread above 5.5 pp. Nirvana Place posts the widest spread at 7.45 pp; Southpoint is tightest at 5.53 pp but still clears the rate by a meaningful margin on a ฿5.7 M average asset.

Spreads this wide typically compress as more capital enters a market — or they persist because of structural friction (limited transit, perceived risk, foreign-quota uncertainty). Buyers willing to underwrite that friction now are positioned ahead of any re-rating. The foreign-quota figures are not yet in our dataset for these buildings; confirm availability directly before transacting.
