How this is measured

Gross yield = 12 × average monthly rent ÷ average sale price, per building, from live listings on hipflat, DotProperty, DDProperty and FazWaz. A building counts only with at least 2 sale and 2 rent listings, a sale price of ฿500,000 or more and a yield no higher than 25% — anything else is a parsing error, not a bargain. It is a pre-tax, pre-vacancy figure: net yield after CAM fees, vacancy and tax usually lands 1.5–3 points lower. Refreshed weekly.

Bangkok rental yield — frequently asked questions

What is the average rental yield for a condo in Bangkok?▾

5.4% gross — the median of 842 Bangkok buildings we measure from live sale and rent listings. Half of them yield between 4.3% and 6.5%. Net yield after common-area fees, vacancy and tax is typically 1.5–3 points lower.

Is Bangkok a good place to buy a condo for rental income?▾

On yield alone, the 5.4% median in Bangkok compares with 5.9% for Thailand and a 7.10% Bank of Thailand MRR. The area sets the baseline; the building decides the result, which is why the spread between the best and worst buildings here is wider than the gap between areas.

Which condos in Bangkok have the highest rental yield?▾

By gross yield from current listings: Anna condominium Ladprao 130 (14.9%), Sathorn Bridge Tower (14.2%), Anchan Condominium (13.6%). Each building's page shows the listings the figure comes from.

How is gross rental yield calculated?▾

Twelve months of rent divided by the purchase price: a ฿3,000,000 condo renting at ฿15,000 a month yields 6.0%. We compute it per building from the average of its live rent and sale listings, then take the median across the area so a single outlier cannot move the answer.
